Air conditioning cleaning in Mallorca

If the unit smells when it starts up, that smell is coming from inside it.

A split unit is permanently dark, damp and dusty on the inside — the ideal home for mould, and where dust mites collect. Every time it starts, the fan pushes that straight into the room.

We clean wall splits, ceiling cassettes and ducted systems: coil, blower wheel, drain pan and condensate line. Not just the filter.

If you're not on the island, this is your problem twice over

A lot of our customers only see their Mallorca property a few weeks a year. The rest of the time it sits closed up in high humidity, or it's occupied by guests and tenants. Both situations are bad news for an air conditioner, and in both you're the last person to find out.

A unit that's been shut for months in a humid house comes back with mould on the coil. A unit that runs all summer for guests never gets a day off. And the classic guest review — "there was a musty smell in the bedroom" — is almost always the AC, not the room.

How much extra does it cost to run? Published figures vary: some put a clogged filter at 5–15 % extra consumption, others compare a dirty unit with a well-maintained one and put it at 15–30 %.

To be straight with you: that percentage depends on your unit, its age and how dirty it actually is. We're not going to promise you a specific saving we can't measure in your house. The real reason to clean it is what you're breathing — the bill is a bonus.

And here there's salt in the air

An air conditioner in Mallorca does not age the way one in Madrid or Manchester does, and it's worth knowing that before it turns into a repair bill.

The island's climate combines three things a machine dislikes: ambient humidity that stays above 60 %, sea wind carrying salt particles, and temperature swings that cause condensation.

Salt works its way into the heat exchanger, the metal casing and the electrical connections of the outdoor unit, and degrades them within a few years if nothing is done. That's why in beachside areas the usual recommendation is a deep clean and protective treatment every 3 to 4 months — far more often than inland.

If your property is on the seafront or a few streets back — s'Arenal, Badia Gran, Cala Blava, Son Verí, Puerto de Alcúdia, Santa Ponsa — your unit is in the high-risk group, however good it looks from outside.

What we actually clean

"Cleaning the air con" means very different things depending on who says it. Rinsing the filter under the tap takes five minutes and you should be doing it yourself. What we do is everything behind the filter — the part you can't see.

Splits, ceiling cassettes and ducted systems

Wall split. The usual living room and bedroom unit. We remove the casing to reach the coil and the blower wheel.

Ceiling cassette. The four-way unit found in villas, offices and shops. Being out of sight overhead, it's usually the one nobody has opened in years — and the one with the worst surprise inside.

Ducted systems. Grilles, plenums and the indoor unit. Here the air travels metres of ductwork before it reaches you, so whatever is inside gets distributed through the whole house.

What if the unit is past saving?

Sometimes we open a machine up and the honest answer is that cleaning it won't fix it.

A unit twelve or fifteen years old, with a casing eaten by salt, cooling poorly and drawing a lot of power, isn't rescued by a deep clean. At that point it wants replacing, and a modern inverter unit uses considerably less than one from that era.

    We group properties in the same area into the same day. Travel and equipment set-up cost the same for one house as for several, so grouping brings the price down.

  3. We clean, with a fixed price agreed first

    We look at the units and how we reach them, and give you the price before touching anything. We cover furniture and floors, and when we're done we show you how it looked and how it ended up.

Not on the island? That's fine, a lot of our customers aren't. We can arrange access with whoever holds the keys and send you photos before and after, so you can see exactly what was done.

Quick questions

How often does it need doing?

The filter, yourself, every two or three weeks while you're using it daily. Take it out, rinse it, let it dry. More often if you have pets.

The deep clean — coil, blower wheel and drain pan — is a once-a-year job, ideally before the season starts. If you're near the sea or the unit runs all day, twice.

How much does it cost?

It depends how many units there are, what type, and how we reach them. A wall split at two metres isn't the same job as a cassette in a four-metre ceiling.

That's why there's no price list on this page. We give you a fixed quote, no obligation, once we know what you have.

Isn't washing the filter enough?

The filter does need washing, and it's the best thing you can do yourself. But a filter is a mesh that catches the big stuff — whatever gets past it settles on the coil and the blower wheel, which is where the moisture is.

That's why plenty of units with a spotless filter still smell when they start up. The smell isn't coming from the filter.

Do the aerosol AC cleaners work?

They help on the surface of the coil, which is better than nothing. But they don't reach the blower wheel — that sits behind it and has to come out to be cleaned — and they don't touch the drain pan or the condensate line, where water sits.

If the problem is a persistent smell, a spray masks it for a few days and it comes back.

How long does it take, and do you move furniture?

A wall split takes about an hour. A ceiling cassette takes considerably longer, as there's more to dismantle.

We cover the wall, the floor and anything underneath before we start. If the unit is above a sofa or a bed, it usually needs moving out a little — we do that.
